HOW OUR STEEL HOUSE KITS WORK

Here’s a quick overview of how our process and product works:

Pricing

Our steel-framed home kits are priced as follows:

  • $75 per sq ft for a self-install shell kit

  • $135 per sq ft for the kit plus our team installing the shell on your foundation

Both pricing options include shipping of the kit as well as applicable taxes, so there are no surprises on the material side.


Construction & Materials

We build using the ZIP System panel, a very popular and high-quality building method. Unlike traditional house wrap like Tyvek, ZIP panels combine structural sheathing with a built-in weather-resistant barrier—resulting in fewer seams, faster installation, and long-term protection against moisture and air leaks.

Our structures are built with 16 to 18 gauge steel framing, depending on your local building code requirements.


Engineering & Flexibility

Whether you choose the self-install option or our install package, we provide engineered plans and drawings that your contractor can use for foundation work and that can be submitted to your county for permitting and code compliance.

One major advantage of building with steel is flexibility—you are not limited to our designs. If you have a floor plan or home style you love, send it over and we can replicate it using our steel system so you get exactly what you want.


Windows & Doors

Due to customers wanting specific brands and styles, we no longer include windows and doors in our kits.

However, if you purchase them separately and have them on-site, we will install them at no additional cost as part of the $135 per sq ft package—helping get your home fully dried-in.


What You Get

Once we complete our portion, your home will be a fully framed and sealed “dried-in shell” using ZIP panels on both the walls and roof.

Interior rooms will also be framed out using steel studs, so you will have a full layout of your home completed and ready for the next phase.

At the stage we leave, your home is:

  • Fully dried-in

  • Protected from the elements

  • Structurally complete and framed

  • Ready for your next crews

(Please see the attached photo for an example of what your home will look like at this stage—it will appear green from the ZIP system.)


What We Do NOT Include

To be clear:

  • We only install the dried-in shell

  • We do not handle electrical or plumbing

  • We do not install drywall or interior finishes

Electrical and plumbing must be completed by licensed professionals in your state.

Insulation, drywall, siding, roofing finish, and all interior/exterior finishes are completed by you and your contractors after we are done.


Size Range

We can build steel-framed homes ranging from as small as 400 sq ft all the way up to 12,000 sq ft and everything in between.

Our most popular sizes tend to be:

  • 800 sq ft

  • 1,200 sq ft

  • 2,400 sq ft

But we are fully equipped to handle projects well beyond that range depending on your needs.


Getting Started

If you’d like to move forward, we offer the option to secure your project with a 10% deposit to lock in your pricing—especially with steel prices continuing to fluctuate.
